ABOUT THE CURRENT MARKET
OK! It’s still TAX CREDIT CRUNCH TIME!
As the data indicates, in San Joaquin County Active-Listings
(supply) decreased by 15 homes. Pendings increased by 225
homes. Listing price increased by $7,000 and Sold Price
decreased by $7,000. Homes sold in February came in at 609 and
Months of Inventory rose to 2.8 from 2.5 months in February.
Demand is currently slowing.
In Stanislaus County, Active-Listings decreased by 49 homes.
Pendings were also up by 116 homes and the average price
increased by $8,000 and Sold price increased by $1,000. Homes
sold in February came in at 483 and Months of Inventory rose to
2.7 from 2.5 in February. Demand is currently slowing.
Remember, Months of Inventory is the projected time it will take to
sell all homes in the market at the current rate. The larger the
number, the less demand there is in the market. However, when
looking at this number make sure to compare it to last years
number, where Months of Inventory peeked at 4.2 months in both
counties. Also, keep in mind that this is a typical slow down,
caused by the weather and tax season. The good news is this is
a significant improvement from last year’s numbers.
